To all those who have declared the real estate market dead, we want you to know that over 13,780 houses sold yesterday, 13,780 will sell today and 13,780 will sell tomorrow.

That is the average number of homes that sell each and every day in this country according to the National Association of Realtors’ (NAR) latest Existing Home Sales Report. NAR reported that sales had increased 7.7% over the month before and 18.6% over the year before. According to the report, annualized sales now stand at 5.03 million. Divide that number by 365 (days in a year) and we can see that, on average, well over 13,000 homes sell every day.

We realize that these numbers are below the record for homes sold in 2006. We also know that we may never see those

We are enjoying extremely low interest rates, for sure. With the global economy, the national economy and unemployment where they are, no one is predicting a dramatic change in rates any time soon. BUT, on Monday, the Obama Administration floated out some interesting proposals they are considering through the Acting Director of the Federal Housing Finance Agency (FHFA), Edward DeMarco. It appears that two significant changes in housing financing are on the table.

You should know that FHFA is the new regulator that is overseeing the restoration of viability of Fannie Mae and Freddie Mac. They are charged with reducing the risk on loans delivered to the GSEs in order to protect the U.S. taxpayer.

In a speech this past Monday, Mr. DeMarco

Views in every direction! Your own park with a Pagoda at the top of the hill. One waterfall comes down from the gardens and another flows into the pool. Spectacular in every way, this property is unique and inspiring. In the home is an office that could be a music room or library, and a dining room with views of the pool and gardens. The upscale kitchen carries the theme of the home and takes in the extensive views as does the family room. There is a downstairs bedroom and attached full bath. An added bonus downstairs is the large craft room for those who like art or sewing projects. Entering the master bedroom you immediately enjoy the vast views of the backyard landscaping with the Pagoda. A balcony off the master gives you that

From the curb to the pool this is the one you have been waiting to show to your buyer. When the master bedroom is located over the garage and away from the other bedrooms you have peace and quiet. Within the boundaries of Yorba Linda High School and centrally located and a short walk to shopping and places of worship add to the reasons to put this one on your list. Clean throughout and ready to move in would be another reason. A very open floor plan, this is a highly sought after model in this area. Then you have the pool waiting to sooth your muscles after a day at work or as a place to party with your friends. Four bedrooms and three baths upstairs give you the living space to accommodate the family. This is an excellent neighborhood. Come take a look!

closing-window_807We have suggested that sellers who need to sell within the next 18 months had a ‘window of opportunity’ to sell at higher prices. They needed to put their houses up for sale immediately before a flood of distressed properties were introduced to the market. This window is beginning to close. The paperwork challenges faced by banks that caused a delay in the foreclosure process over the last ten months are starting to clear. It seems that these houses are now coming to the market.

RealtyTrac reported in their September Foreclosure Report:

“Default notices were filed for the first time on a  total of 78,880 U.S. properties in August, a nine-month high and a 33 percent  increase from July — the biggest month-over-month increase since August 2007.”

mortgage-lender-683x1024_1024In the whirl wind that surrounds the home buying and mortgage process, how can a consumer be sure that they are working with the right lender? I mean there are so many choices…here’s some things to consider:

What type of company is it?

There are mortgage brokers, mortgage bankers and banks/credit unions.   Mortgage brokers have been hamstrung by many of the recent regulatory changes and typically lack the actual ability to approve and/or lock a loan.   Banks are usually limited in program choices and hamstrung by tighter underwriting.   Mortgage bankers have the financial stability and direct lending capability of the bank coupled with the wide product menu and expertise of the mortgage broker.   From a global perspective, I see mortgage bankers as a
